Most roofs in St. Johns County are young, and that changes the conversation. Newer shingle roofs in master-planned neighborhoods, tile on the bigger homes near the water, and HOA rules on color and profile shape almost every job we price here.

Roofing work in St. Johns County, FL runs from Nocatee, Fruit Cove and Julington Creek down through World Golf Village and St. Augustine. Most homes here were built in the last 25 years, so many roofs qualify for repair rather than full replacement under Florida's 2022 roof law, and nearly every neighborhood has an HOA that approves colors first.
Roofs in St. Johns County
The county has grown fast, and the housing shows it. Nocatee, the St. Johns and Fruit Cove area, RiverTown and World Golf Village are mostly master-planned neighborhoods built since the late 1990s, with architectural shingle on the majority of homes and concrete tile on larger houses and on streets where the HOA calls for it. Standing seam metal shows up more the closer you get to the Intracoastal and the ocean.
Because so many of these roofs are newer, a storm-damaged slope is often a repair, not a reroof. Since SB 4-D took effect in May 2022, a roof built under the 2007 Florida Building Code or later no longer has to be fully replaced just because a quarter of it needs work. We check the permit year before anyone talks about a full roof replacement.

Permits
St. Johns County's building department issues roof permits for unincorporated land, which covers most of the county, including Nocatee, Fruit Cove, Palm Valley, World Golf Village and Ponte Vedra Beach. Inside the City of St. Augustine and the City of St. Augustine Beach, the city issues the permit instead. The county asks for the property's parcel ID from the Property Appraiser to start an application, and we pull that before we file.
HOA approval is a separate step, and in most planned communities it comes first. We send the architectural review committee the shingle or tile color and profile, then file the permit once the approval letter is in hand.

Weather
The county has two faces. East of I-95, homes along the Intracoastal, Vilano Beach and St. Augustine Beach take onshore wind and salt air, so edge metal, fasteners and flashing are chosen for corrosion. West of I-95, the risk is afternoon thunderstorms and falling limbs in older wooded lots along the St. Johns River. Hurricane Matthew in 2016 and Irma in 2017 both pushed water and wind through the county's coastal towns, and the repairs that followed are part of why so many roofs here are recent.
