Rotted plywood sheathing replacement

Rotted sheathing is cut back to sound wood and replaced with new plywood of the same thickness, fastened to the rafters on the pattern the code requires. We extend the cut to the nearest rafters so the new sheet is supported on both edges, and we find the leak that caused the rot before closing up, because new plywood under an old leak is a repair that fails twice.

In the attic, stained rafters and wet insulation near the damage get checked too.

Homes built before plywood was common sit on 1x6 or 1x8 board decking. Plank decks are often sound, but the gaps between boards and the old nail holes do not hold modern fasteners well. Depending on condition, we replace damaged boards in kind, or sheathe over the planks with plywood so the new roof has a continuous nailing surface.

On a house in a historic district, sheathing over the planks keeps the original boards in place and changes nothing visible from the street.

Re-nailing adds fasteners to an existing deck so it meets the current nail type and spacing for Florida wind loads. It is done while the deck is exposed during a reroof, row by row across every sheet, with ring-shank nails where the code or the wind mitigation form calls for them.

A dip between rafters or along a ridge can mean more than a soft deck. It can be rotted sheathing, a cracked or undersized rafter, or a load the framing was never built for, such as tile or a second layer of shingles on a house framed for one. We find out which from the attic before quoting.

Deck-only sags are repaired with new sheathing and blocking. Framing problems get sistered rafters, or an engineer's sign-off first when the permit will ask for one.
