Why the roof edge fails first

Soffits fail from the same water and from animals, which find any gap at the eave and chew it wider. Because the soffit is also the attic's air intake, a patch that blocks the vents trades one problem for another. We repair the edge as one system: drip edge, fascia, soffit and ventilation.

Soft fascia is cut back to sound wood and replaced with new primed boards, or with composite or PVC trim where the house style allows, fastened into the rafter tails. We check the rafter ends behind the board, because rot rarely stops at the face, and scab or replace any that have gone soft.

New drip edge goes on over the repaired fascia so water leaves the roof into the gutter, and the gutter is rehung on solid wood. Trim color is matched to the house.

Sagging or broken soffit is replaced with vented aluminum, vinyl or wood panels to suit the house, set on solid nailers. Because the soffit is where attic air comes in, we check from inside that insulation is not packed against the vents and add baffles where it is. A soffit with no airflow behind it is only decoration.

Squirrels, rats and birds get into attics through gaps at the eave: a loose soffit corner, a rotted fascia end, the joint where a gutter meets the roof. Once the animals are out, which is a job for a wildlife service, we close the openings with new wood or metal, screen the vents and replace chewed trim so the gap does not reopen.

Look for fresh chew marks and droppings on the soffit, and listen for noise in the attic early in the morning.
