How chimneys let water in

Water gets into a chimney in three ways: down the flue when the cap is missing, through a cracked crown on top, and around the base where the flashing meets the roof. The first two are chimney problems that show up as roof leaks; the third is a roofing problem. Stains on the ceiling beside a chimney could be any of the three.

Many Jacksonville chimneys serve fireplaces that are rarely lit, and some serve nothing at all. For those, removing the chimney below the roofline and closing the roof over it ends the leak for good and removes a joint that storms test every season.

The crown is the mortar or concrete slab that caps the top of the chimney, and it cracks with age and heat. Small cracks are sealed with a crown sealer made for masonry; a crown that is crumbling or pitched the wrong way is rebuilt with an overhang so water drips clear of the brick. A stainless cap with a screen goes over the flue to keep rain and animals out.

Brick that is loose or spalling below the crown is flagged for a mason rather than patched over.

The brick is removed down into the attic, the opening is framed to match the rafters, new decking goes in, and the roof covering is woven into the surrounding shingles or panels. Where the chimney continues through the house, the remaining masonry is capped inside the attic.

A chimney that still vents an appliance is never removed; that flue has to be rerouted by the right trade first.
