The standard Jacksonville reroof. The old roof is stripped to the deck, the deck is inspected sheet by sheet, rotted sections are replaced and the whole deck is re-nailed to current spacing. New underlayment goes down the same day it is exposed, followed by drip edge, flashing, the roof covering and ridge ventilation.

The permit is issued and posted before the first shingle comes off, the Notice of Commencement is recorded, and the city inspects the finished roof before the permit closes.

Some older Jacksonville roofs carry a second layer of shingles laid over the first. Both come off: the extra weight has been sitting on the framing for years, and the lower layer hides the deck. Expect more labor and disposal, and a closer look at the rafters once the load is removed, because sagging that shows afterward is sometimes framing that needs attention.

Reroof for insurance renewal

Some replacements start with a letter from an insurer about roof age. Under Florida Statute 627.7011, an insurer cannot refuse a policy only because a roof is under 15 years old, and an older roof can stay insured if an authorized inspector shows at least five years of useful life. We inspect first; if the roof passes, a certification may save you the replacement.

If it does not, we replace it and hand you the permit close-out and photos the insurer will ask for.

Roof Replacement

Partial reroof by roof section

A roof section, such as one slope or a rear addition, can sometimes be reroofed on its own. Since SB 4-D in 2022, a section built to the 2007 Florida Building Code or later can have more than 25 percent replaced without replacing the whole section, provided the new work meets current code. Older roofs still fall under the original 25 percent rule.

Matching old shingles is the catch: a partial reroof is clean on a separate plane, less so on a street-facing slope.
